The Slowest Runner Sets the Pace: A Little About Me

I’m Karim, a buyer specialist on the Nick Fundytus Team. I spend most of my time helping people make one of the biggest decisions of their lives—often for the first time, and usually while managing everything else in their week.


The way I guide buyers started well before real estate, on a ruck march in the Canadian Armed Forces. I learned that a section only finishes when its slowest member finishes. Sprinting ahead earned me nothing. What worked was taking some weight from whoever was struggling and talking them through the last stretch.


That’s still how I work. My job is to find where the process feels heavy, pick up what I can, and help you move forward.


Three Things You Can Expect From Me


  • Honest advice, even when it costs me a sale. If a house is wrong for you, you’ll usually hear it from me before you hear it from your inspector. I’d rather lose a deal than lose the trust of someone who relies on me.
  • Steady support, not just a strong negotiation. People sometimes ask whether I’m a bulldog at the negotiating table. I’m more German shepherd than bulldog: attentive, consistent, and ready to protect your interests when it matters.
  • An early start. The most common mistake I see is buyers beginning too late. What we do in month one is what helps month three go smoothly, without rushed decisions or avoidable surprises.


The Long Way Around


I grew up in Ottawa’s East End as one of seven kids. My parents came here from the Hadramaut region of Yemen in the early nineties to escape a civil war. They took on everything that was difficult about starting over—even the chores—so school was the only thing my siblings and I had to think about. That’s the standard I was raised on, and where I first learned to take some of the weight off others’ shoulders.

I joined the Canadian Armed Forces Reserves after my first year of university and served in the Military Police. At university, I studied neuropsychology and worked on a mild cognitive impairment study at a hospital. Both experiences taught me to pay attention, prepare carefully, and stay calm when other people are relying on me.


Real estate brought together the things I enjoyed most: people, problem-solving, and work where preparation makes a visible difference. I learned by watching people who were already good at it, asking questions, and taking every opportunity to improve.


The Day I Knew


A newcomer family was nearly out of options for a rental because nobody would take a chance on them. I kept making calls until someone finally said yes. I want to be careful with the credit: someone else gave them the home, and I helped make the connection. But I saw my parents and siblings in that family, and knowing I’d made a meaningful difference was the moment I stopped wondering whether I’d chosen the right work.


The everyday version is usually smaller: a client telling me I made the process feel easy, or introducing me to someone they care about. That’s the result I’m after most days.


Outside of Real Estate


Centretown is my favourite part of Ottawa because I like being where the people are. When I want the opposite, I walk the paths along the Sir George-Étienne Cartier Parkway. My coffee shop is Arlington Five, where I order decaf because caffeine and I have never gotten along. I’m also trying to become a decent hiker and pickleball player, with fairly mixed results so far.

  • Languages: French was my first language, followed by Arabic and English.

  • Perfect day off: A relaxed start at the park, then some soccer – watching or playing – followed by a big meal with the people I love.


What I’m Working Toward


Ten years from now, I’d like the people I’ve worked with to say that I cared, that I showed up, and that I was in their corner throughout the process. When a past client introduces me to a friend, I hope the sentence sounds something like this: “Karim is who you want in your corner. He looked out for me, and he knew what he was doing.”
